Tollington Court Section 20 Works

Client Brief

MHA were contacted by the Managing Agents representing the Residents Association of a block of flats in North London; following years of neglect, the rear elevation and balconies which provided secondary means of access to the flats, had deteriorated to an extent that it was causing health and safety concerns.

Key Issues

  • Dilapidated External Fabric
  • Leaking & Dangerous Balconies
  • Poor Drainage and H&S Concerns

What We Did

We visited the site and ascertained the brief from the Residents Association included improving the rear aspect of the building. We agreed to price for removing the original brick built, rendered balconies and provide new metal balustrades which let in a substantial amount of natural light. Budget costs were provided and also a full Specification and Tender.
Following liaison with the Tenants and receipt of the Section 20monies, MHA commenced works on site and monitored the Contractor until completion, undertaking full Contract Administration duties.

“A difficult project was made relatively simple and pain free from the continuous communication and support received from MHA.”
